Position : Manager - Commercial Leasing

Qualification Graduation

Location Lavelle Road, Bangalore

Job Responsibilities:-

1. Develop a client base

2. Leasing, identifying and targeting corporates

3. Compile, update, and maintain a network of local, regional, and national brokers, IPC- s, Channel Partners and end users.

4. Support the overall marketing efforts and offers input and suggestions in regards to promotions, advertisements etc.

5. Build relationships with brokers to increase leasing activities.

6. Maintain an accurate and in-depth knowledge of all aspects of the properties, particularly in areas such as rent and pricing information, vacancies, lease expirations, square footage, etc.

7. Draft leasing agreements, Letters of Intent (LOI- s), Broker Agreements

8. Negotiate and draft exclusive Land Lord Agreements (JDA- s)

9. Effectively present prospective financial documents (i.e. bank statement, financial statement, etc.)

10. Interface with clients to successfully define the parameters, lease terms etc.

11. Provide existing and prospective clients with current industry and market specific information.

12. Have an ongoing communication with existing client to discuss local expansion, relocation etc.

13. Conduct local and sub-market analysis for existing inventory and competitive properties.

14. Draft and Prepare responses to RFP's in an efficient, professional, and timely manner.

15. Utilize marketing websites and web based marketing avenues to advertise and promote assigned properties to the brokerage community and end users.

16. Conduct due diligence on prospective tenants.

17. Prepare monthly competitive survey reports and analyzes the real estate market trends and conditions in the area

18. Attend conventions, trade shows, etc. to meet with regional and national tenants to prospect and stay abreast of current market trends.

19. Ensure the preservation of existing Tenant, Landlord and other Client relationships.

20. Collaborate with Property Manager for best upkeep of the existing building.

21. Monitor all current and future vacancies to proactively react to future occupancy needs

22. Inspect the Site on a regular basis to ensure they are ready to show to prospective tenants

Desired Candidate Profile

- Should have Marketing Knowledge, Product understanding, Customer Insights.

- Strong in Business acumen and Sales Promotion.

- Good in analytical skills

- Should have managed the Channel Partner.

- Should be well versed in Market Research Tools.

- Good in Stakeholder management.

- Knowledge of MS Office (Word, Excel & Powerpoint)

Should have worked with real estate developer for considerable time and handled complete life cycle of leasing - right from identifying the tenant to signing the agreement and occupancy
