Roles & Responsibilities : 

- Source the land parcel & space in various cities.

- Commercial structuring of deals for Outright, Joint Venture (profit/revenue/area share), and Development management models.

- Negotiation and deal strategy

- Site visits

- Develop expansion plans and generate alternate avenues for expansion.

- Identify opportunities for growth of Sayaji Realty across the regions

- Risk identification and mitigation strategies for new projects by coordinating detailed technical due diligence

- Work on tax-efficient ways for structuring new deals i.e. LLP structure and others

- Do commercial & financial feasibility studies, market research & analysis.

- Study the applicable rules & regulations of the local approving authority.

- Prepare the FSI statement

- Do the due diligence (technical & legal) with the liaison & legal team about the applicable rules & regulations and legal matters

- Working on the deal up to the final stage for signing the term sheet & prepare the presentation and present it to the HOD for final decision

- Do the negotiation with the landlords/ owners of property

- Maintain relationship with brokers & consultants

- Coordinate for the completion of the transaction, which involves funding, legal & financial due diligence.

- Coordination & completion of Technical & Commercial site feasibility documentation.

- Co-ordinate with sales & marketing team, project team about the final product and sale

- Coordination with all consultants, contractors, Arch, etc.

- Project monitoring and Bar chart management

- Prepare the MIS report and track the ongoing deals

- Network development for various cities through brokers & consultants.

- Keeping the track of new projects in and around the cities

- Feasibility studies for market expansion; product, pricing, sales velocity estimation studies; market trend analysis

- Doing the financial analysis and market analysis

- Doing in-depth documentation study

- Market Research & Analysis

- Demand Assessment Analysis

- Location Analysis, City profiling

- SWOT Analysis

- Preparation of Financial and Cash flow models

- Project financing and project management

- Evaluate new markets and product ideas.

- Best Land Use Analysis.
