One of our client which is into Real Estate is looking for :

Sales & Marketing Head - Real Estate

Location: Pune

The appointment will be in-charge of Sales, Marketing & Customer Relationship Management activity of Residential communities mixed use developments, in order to achieve profitable sales according to the agreed budget, through a competent sales team and with effective and strategic marketing campaigns and world class customer service throughout the entire lifecycle.

A motivational team-leader focused on managing, coaching and developing the Sales team to achieve their full potential.

Candidate should have 5 to 10 years- experience in selling Ultra Uber Luxury Villas.

Job Description:

- Achieve targets set by the company in relation to legal completions (units sold), Marketing Budget Spend, average selling price, sales selling overhead.

- Formulation & implementation of marketing strategy in order to secure a competitive edge in the market place.

- Create brand architecture, define their USP's and positioning in line with the overall positioning. Create guidelines and guiding principles.

- Promote and enhance the brand and brand image.

- Produce ideas for promotional events or activities and organize them efficiently

- Prepare market research and competitor analysis with continual updates.

- Define Target Markets and develop applicable pricing models.

- Design relevant marketing and sales strategy and Coordinate with agencies to promote/co-brand events

- Create marketing and PR strategy for pre-launch and post launch era consistent with the overall business strategy, handle creation and publication of all marketing material (collaterals, brochures etc.) in line with marketing plans.

- Define Target Markets, conduct general market research to keep abreast of trends and competitor's marketing movements

- Develop applicable pricing models.

- Manage advertising schedules and create/implement design concepts.

- Ensure the sales team is fully resourced and well-directed, with clear guidelines to their own job responsibilities, and are provided with full support in achieving these, in terms of communication, training and development, and the organization of the department's workload.

- Liaise with the Corporate Marketing and Communications and PR team.

- Promote and act in accordance with company values, systems, policies and procedures.

- Manage sales administration process - including cooperation with the legal department.

- Manage sales collection process - including cooperation with the finance department.

Key Result Areas :

Functional & Administrative Reporting to the Business Head, having overall 10 plus years of experience in relevant field. Bachelor's degree in Business studies, marketing or relevant field an MBA will be preferred.

- The role holder is responsible for helping in planning, developing and directing the marketing communications of the organization at the corporate level by creating communication across media, managing the media planning/PR and implementing media strategies while innovating consistently.

- The role will require a highly successful and target orientated Real Estate Sales professional with flair and personality.

- Good awareness of IT systems and CRM.

- Five or more years of experience in residential sales preferably in mixed use, phased and multi-unit projects.

- Experience of managing budgets/cost control, and planning, prioritizing and organizing work to meet targets.

- Self-confident, decisive, resilient and able to thrive under pressure in a fast-paced environment.

- A lateral and innovative thinker, an original problem-solver.

- Professional knowledge of sales/marketing techniques, research and analysis.

- Ability to manage budgets and control costs, and gather, interpret and make best use of data to increase sales.

- Self - disciplined, with excellent time management skills, and flexible in order to achieve results.

- Excellent inter-personal skills and ability to deal with people from diverse backgrounds.

- Ability to handle operations and management of a large volume sales centre.
